Hi Angela / James : Having not had the chance to see you pre-Christmas, I wish you all the best for 2018. Back to the grind unfortunately and having visited the above site today I need your advise. Basically there is an existing timber mock Tudor beam in the kitchen which I felt was purely cosmetic. However Jason Laine ( builder ) has now removed the ceiling thus exposing the existing first floor joists and is a little nervous about the span and believes the mock Tudor beam is there to take the deflection at mid-span. Please could you arrange to visit site a.s.a.p as the guys want to crack on with the new steelwork. If you can make it please give me a quick call and I`ll meet you.
