Hi James : Hope you are well. Officially it is classified as a conversion. However the existing building was so unstable it was inevitable that it would be necessary to demolish the whole structure retaining all the existing bricks / roof tiles to rebuild the proposed dwelling. The planners are aware that the proposed dwelling shall be constructed within the footprint of the existing building allowing for an additional rear extension and I have just submitted an application for another extension which is under consideration.

You will recall our conversation re the above and the discrepancy between the proposed description under the building regulations as a new dwelling house and the Town Planning Approval and details provided for a barn conversion
We have today been requested to inspect the foundations to one of the plots and I would seem that the barn has been demolished and a new dwelling is to be constructed from foundations up
Can you confirm that this is in accordance with the approved Town Planning permission or otherwise
Just a bit cautious with the Town Planners and new dwellings in open countryside
