Further to Chris Stafford’s inspection before Christmas and the issue with the foundation supporting the pier between the Utility and the Garden Rooms.

I have asked the Structural Engineer, Neil Harrison to look at the problem and he advises that the load on the pier does over-stress the existing brick footing.

As a solution, he is proposing that a new 600mm x 600mm concrete pad is cast to the depth of the existing foundation, to underpin the pier.

If this is acceptable to you I will instruct Fells to put the work in hand.

Further to my call last week regarding the above. The project basically involves the construction of a Garden Room and a below stair cloakroom and the alteration of the existing kitchen and utility room.

A K Developments, the contractors who were employed to undertake the project, disappeared from site on the 9th November and despite repeated calls, texts, e-mails and letters haven’t been seen or heard from since. They specifically advised us that they had been in contact with JBA regarding the project which, from our conversation last week, isn’t the case.

At this moment in time the garden room is open to the elements and there is no working kitchen or utility room and no food preparation or washing facilities. Given that Christmas is only 3 weeks away, we have had no option other than to appoint another contractor (Brian Fell [Leven] Ltd), in the hope they can at least get the kitchen, utility and cloakroom up and running by then - so that the Clients can have some form of Christmas.

Fells will be exposing the foundations tomorrow morning for your inspection and I would be very grateful if you could arrange to make a site visit tomorrow afternoon to review all aspects of the build.
