Dear James,
Your inspector visited the site on Wednesday and confirmed that the way the connection between the run from the new ensuites and the existing bathroom drain inside a concrete chamber is not satisfactory.
Your inspector also said it would be a good idea to replace (with plastic) the existing salt glazed pipework to the existing bathroom WC and gulley.
I intend doing this and take the opportunity to improve the drainage to the kitchen and utility and two rainwater downpipes (currently not very well done via two salt glazed gulleys) at the same time.
The bathroom is due to be refitted in about a month's time, when the layout will change including the WC being moved a distance. The new ensuites will be made ready just before the bathroom is started but they can't be commissioned until the problematic connection outside the bathroom is sorted.
I have instructed the builder to wait until the bathroom is decommissioned for refurbishment before doing any more work on the problematic junction in question or on replacing the bathroom drainage or altering the connections for kitchen+utility wastes and rainwater downpipes.
In the meantime the builder will complete the new drainage outside of where the new ensuites will go, ie connection to a new vented stack and finish connecting (to a gulley) the run to the rainwater downpipe at the front corner of the property.
I assume that your inspector will not need to visit again until the replacement bathroom drainage has been replaced and properly connected up to the run from the ensuites, by which time the new drainage for ensuites and rainwater will also be finished.
I just wanted to let you know what is happening, what is intended and likely timescales. If you have any concerns or comments or would like clarification by way of telephone discussion drawings or a site visit, please let me know.
