Hi Glynn,

Further to our call this afternoon, I’ve taken your advice and have called the office to make an appointment for you to visit my site to inspect on Thursday 28th November.

The aspects which are concerning to me and which I’d like your instruction on are:

1/ drainage - a bridge has been built (you know about this already and have given oversight) to allow the existing land drains to snake through the underneath of the side extension walls. Is this sufficient to allow water run off from the rear garden (and sloping field behind) to dissipate? I’m concerned that a blockage could result in a build up of water under the side extension floor.

2/ damp proofing of side elevation of side extension - the exterior soil level is higher than the interior floor level by around a 500mm. Please can you check and advise whether appropriate damp proofing has been applied to the side elevation walls or whether any further protection is required? Potentially the builder will run a land drain pipe, buried under soil, to run adjacent to the side elevation wall. Please can you also check and advise whether this is an acceptable plan and if so whether this land drain pipe needs any additional protection and whether it requires burying in a gravel mixture rather than just soil butting up to the wall?

3/ rear elevation wall of side extension - the exterior corner wall is part built but doesn’t appear to leave enough gap for 150mm kingspan insulation to be inserted between the exterior stone and interior block work. In fact some exterior stone is so close that it touches the interior block work - this is a worry re damp penetration. Please see photo attached and advise how this can be made right?



4/ rear elevation wall of side extension - the part built new pillar adjoining the existing property wall doesn’t look square, and I don’t think will line up square to the block work which continues after the patio door gap. Can you check and advise?

No problem.

I have no issues with the knock through or the work completed from the visual inspection completed via your photos. FD30 fitted which is good. The steel being replaced with the Catnic lintel looks fine albeit 'as always' when making a design specification change from an engineers drawing / or their calculations the builder should always get approval from the design engineer as a must. That is just normal construction and engineering management protocol as the design engineer is taking on design liability. Otherwise there isn't any point have the calcs or drawings done in the first place.

One observation around the fd30. The builder should have used fire rated (which is pink) intumenscent foam rather than the normal expanding foam variety to seal serviceable gaps. Not sure what you are going to do with the floor access / egress to make it safe so some thought is needed a bit on that one . Let me know of your proposals but it isn't a big issue at this point of time.

Further to our conversation; the lintel is a Catnic. Please could you confirm that this is an approved alternative to the steel proposed in the structural engineers drawings / calculations I provided, and that that the brick padstones used is an approved alternatives to a concrete block padstone?
