Spoke to daniel and explained couldnt have a comp cert until account was paid and our records show the cheque was not signed etc. He asked me to pop that in writing so he could fwd to client, they are looking to complete house sale on friday- sent the below email;

Hi Daniel,
Following your call earlier today I’ve had a look into the outstanding completion certificate and our records actually show that the cheque received from the client on the 08/07/11 was unsigned and therefore returned to them by post. Following this there had been no further contact from the owner and the account has remained unsettled.
In order to sign off the property and forward certificate we would require the outstanding payment of £400 + VAT to be paid by cheque or bacs.
